Mission Produce has opened a 262,000-square-foot avocado ripening and processing facility in Laredo, Texas, the largest in North America. The plant also includes cold storage and packaging space. The building is located in Laredo’s Pinnacle Industry Center on 32.6 acres adjacent to the Rio Grande River and the Mexican Border. The new facility will allow Mission to capitalize on the continued popularity of its signature product in the nation’s busiest land port.
Groundbreaking has started on Houston ColdPort, a 315,101-square-foot speculative cold storage warehouse in Houston, Texas. Houston ColdPort will feature a 50-foot clear height warehouse, a 60-foot-deep cold dock, 38 dock positions with vertical storing hydraulic dock leveler equipment, LED lighting throughout, a Tyco Quell dry fire sprinkler system, a 200-foot-deep truck court with 57 trailer parking spaces and ample automobile parking. Houston ColdPort can accommodate a single tenant or can be demised for a two-tenant layout.
Alaska Cargo and Cold Storage (ACCS) and the State of Alaska executed a 55-year lease agreement at Ted Stevens Anchorage International Airport (ANC), marking a major milestone in the development of a more than 700,000-square-foot, climate-controlled warehouse facility. With 32.5 million cubic feet of capacity, the facility will provide ANC with a critical piece of infrastructure at the world’s sixth-busiest cargo airport.
Denver’s first cold storage speculative development is currently under construction. 76 Freeze, a 247,032-square-foot state-of-the-art, multi-temperature facility, is scheduled for completion in October 2021. Located at 189 Bromley Business Parkway in Brighton, Colorado, the brand-new facility situated on 17 acres is strategically positioned to service Colorado’s Front Range and Rocky Mountain regions. Approximately 166,000 square feet of space in the multi-user facility has been preleased to a single tenant.
Tippmann Innovation (Ti) is working with long-term partners Sierra Supply Chain Services and Penta Properties to build a state-of-the-art cold storage facility in Hamilton, Ontario. This building was developed with a focus on energy efficiency, advanced warehouse management, and value-add services to refrigerated food providers.
Dedeaux Properties has sold a 290,368-square-foot cold storage and food processing portfolio to a global real estate services company for an undisclosed price. The portfolio, which is made up of four central Los Angeles-area assets ranging in size from 38,000 to 111,000 square feet, were part of a larger industrial portfolio acquired by the Dedeaux-led joint venture in 2016. Each property was 100% leased at closing.
Dedeaux Properties and joint venture partner Ledo Capital Group has sold its Vernon Avenue Logistics Center, a recently completed, fully occupied 46,422-square-foot cold storage facility in Vernon, California, for $14.85 million.
